Additional Information
Rates are based on 2 guests per bedroom.

$100 per night (plus tax) applies for each additional guest (max. 2 extra guests in the media room).

All holiday rates apply to 7-night minimum stays, available only with the 8-bedroom configuration.

Damage Waiver & Security Deposit
A $199 non-refundable damage waiver is required for all bookings.

A $1,000 refundable security deposit is also required. This deposit will be returned after departure, provided there is no damage and all rental policies are followed.

Villa Configuration & Access
When booking the 5-bedroom configuration, guests will have access to:

Please note:

Casa Mia amenities (smaller villa): Access to the rooms, the living room, the second pool, and the jacuzzi is only available when booking the 6-, 7-, or 8-bedroom configurations.

Occupancy & Extra Guests
Rates are based on 2 guests per bedroom.

An additional charge of $100 per guest per night (plus 19% tax) applies for up to two extra guests staying in the media room.

Children are considered on a case-by-case basis, with a preference for those 10 years and older.

Infants (non-walkers) sleeping in cribs may stay at no additional charge. Max occupancy shall not exceed 18 guests, including children.

Minimum Stay Requirements
4-night minimum stay (non-holiday periods)

5-night minimum during Thanksgiving and Easter holidays

7-night minimum during Christmas and New Year’s, available only when booking the 8-bedroom configuration

Note: We do not accept bookings that overlap both holiday weeks (e.g., Dec 24–31).

Taxes
All rates are exclusive of tax.

A 19% tax will be added to the total rental cost.

Event Fee Structure
All events are subject to an additional event fee, separate from nightly lodging rates. This fee is determined by the total number of attendees, including villa guests. All events require a locally vetted planner to oversee all planning and coordination. All events must end by 11:00 pm—please contact us for more details.

Payment Terms
A 50% deposit is due at the time of booking.

The remaining 50% balance is due 60 days before arrival.

Cancellation Policy
All payments are non-refundable and non-transferable, unless the property can be re-rented for the same dates.

Rescheduling is at the owner’s discretion.

A 20% cancellation fee applies to any paid amounts if the property is successfully rebooked.

Holiday and limited-offer bookings are non-refundable and cannot be rescheduled.

All damage waivers and credit card fees are nonrefundable.

Check-in: 3:00 PM

Check-out: 11:00 AM

All guests must be registered with the villa’s concierge or management team.

A group leader is required for the booking, and all additional guests’ IDs will be checked upon arrival.

Staff & Service Hours
Included Staff: House Manager, Concierge, Chef, Kitchen Steward, Waiter, Bartender, Housekeepers, and a Shopper

(Staff size varies depending on occupancy.)

Service Hours: 8:00 AM–8:00PM

(Additional charges apply for services outside these hours.)

Meals Provided:

Breakfast: 9:00–10:00 AM

Lunch: 1:00 PM-2:00 PM

Dinner: 7:00 PM—If dinner is served after 7:00 PM, a surcharge of USD 250. Max late dinner service is 8:00 pm

All meals are prepared by the villa’s chef.

Guest cooking is not allowed for safety and hygiene reasons.

Housekeeping: Daily maid service and turndown service included.

A 15% shopping fee applies to groceries and beverages. Guests can pay with a credit card, plus a 5% processing fee.

Vendor Policy – No Outside Vendors Allowed
Outside vendors or concierge services are not permitted to perform any services on the property.

All in-house services—spa treatments, entertainment, events, and guest services—must be coordinated exclusively through the villa’s authorized concierge.

No Outside Food & Beverage Policy
For the safety and well-being of all guests, outside food and beverages are strictly prohibited.
All meals and drinks must be provided by the villa’s culinary team to meet health and safety standards.
This ensures a consistently high-quality and safe dining experience during your stay.

Gratuities
Gratuities are not included but are greatly appreciated by the villa staff.
We recommend a minimum of $70 USD per bedroom per night, to be paid in cash at the end of your stay.
This amount will be evenly distributed among the team members.
For larger events or dinners requiring additional service, a higher gratuity may be appropriate.
