⛱ No loud music, pets, children under 10 years of age, drug use, parties/events, or overnight guests. Reservations require 72 hour lead time.

⛱ ELECTRICAL USAGE – We provide a reasonable amount of electricity of 50kWh per day which will cover lights and appliances and a LIMITED amount of AC usage. Keep doors closed at all times when the air conditioning is on. Be smart and be respectful of the high cost of electricity. Electric usage above 25kWh will be charged at cost and applied against your security deposit. AC usage in the summer months can range from $20 to $50/day extra. Air conditioning bedrooms during evening hours in summer months should be covered within the 25kWh provided. Additional costs for 24-hour usage will apply if needed. In winter months you will need no AC or very little for comfort.
⛱ POOL RULES:
• Pool hours are 9:00 a.m. until 10:00 p.m. – Daily.
• No glass or breakable objects allowed in or near the pool.
• Food and beverages are prohibited in the pool, beverages are only allowed in the wet bar.
• No furniture is permitted to be placed in the Pool at any time (lounge chairs, etc.)
• Furniture and chaise lounge chairs are “first-come, first-serve”. • Please do not “save” chairs by placing towels or other personal items on chairs.
• Please return Pool furniture and chaise lounge chairs to where you found them.
• Swimming attire must be worn at all times when using the pool. Street clothing is not allowed.
• For safety reasons, inflatable mattresses, boats, tires, etc. are not allowed.
• Please shower before entering the pool.
• No diving, running, or horseplay in or around the Pool area is allowed.
• Only headphones are permitted at the pool to listen to music.
• Please dispose of all trash in the appropriate receptacle.
• Any damaged items will be repaired or replaced at the Guest’s expense.
• An Adult must accompany children under 12 at all times.
• No one is ever permitted to sit on or jump from the Pool bar counter at any time.
• No smoking allowed in the pool area.
GARBAGE
• Valet garbage collection is Monday to Sunday at 11:00 pm.
• Please do not put liquids in your trash bags-the liquid spills from the bags and causes stains and attracts unwanted critters.
• Please leave the garbage outside of your unit next to the stairway at night between 8:00 PM and 11:00 PM to be collected. There is no garbage collection during the day; if you need to dispose of garbage during the day please take it to the containers on E2.
FITNESS CENTER RULES
• The gym is to be used by renters only. Guests may not use the gym.
• Gym hours are 7:00 AM to 10:00 PM.
• Use of the gym is at your own risk.
• No one under age 16 is allowed unless accompanied by an adult.
• Always keep the doors closed to prevent condensation from the AC.
• Bring a towel to use during a workout.
• Use a towel on the seat back when working out.
• Wipe down the equipment with spray disinfectant after use.
• Return the weights to racks after use.
• Do not slam or drop weights.
• Keep free weights away from windows.
• 30 min limit on machines when people are waiting.
• Return the TV remote control to security and turn off the TV and AC after finishing.
• Report equipment problems to Security or Administration.
PARAMOUNT BAY RULES & REGULATIONS:
• Guests shall under no circumstance, hang anything on the balconies or terraces or railings. This includes towels, clothes, lights, banners/flags; or leaning cushions against railings.
• Music and other noise must be kept at a moderate level to not disturb other Owners/Guests. Guests and Owners shall refrain from excessive noise at ALL times.
• Guests are entitled to make use of the Common Areas and Common Properties. Such use shall not limit, interfere, or negate the same use and enjoyment of other Owners and Occupants.
• Any damage to Common Areas and Common Properties will be repaired or replaced by the Administration at the Guest’s expense.
• Guests are obligated to take precautions to avoid theft of their private property. The employees working for the Condo Association or the Administrator are only responsible for the Common Areas and Common Properties and they will not be obligated to watch over the private property of any Owner or Guest.
• Guests are entitled to make use of their host’s Private Unit in an orderly and reasonably quiet fashion according to the principles of common decency and consideration for others and in a manner compliant with the provisions of the Paramount Bay Bylaws without endangering or affecting any
fashion the safety and health conditions of the Private Units of any Owners/Guests and the Common Areas.
• Guests are accountable to the Owner at all times and subject to the same obligations as the Owner.
• A maximum of 6 (six) persons, including children over the age of 10, shall be allowed.
Guest access
Guests will have access to the complete condo.
You will obtain the keys and personalized check-in with our Viva Vista manager who will greet you in the lobby upon your arrival. Note, that all check-ins are between 3 pm and 10 pm.
Other things to note
* New Massage table. Inquire to schedule a massage in the privacy of your own home.
*. USB Charging station and desk printer are available in the condo. Housekeeping service once per week. Tips for the cleaners are appreciated.
* You will have a direct line to our staff should you have any questions or concerns. We want to make sure you are 100% satisfied and have everything you need to make your visit wonderful and come back again and again!
* Viva Vista comes with sheets, towels, beach towels, 2 beach chairs, 2 beach umbrellas, two coolers, and floats.
* High-speed fiber optic internet service is within the condo along with a landline that allows for free USA and Canadian calls.
* Viva Vista has a new full-size washer/dryer within the condo along with an ironing board and iron.
*Mexico uses the same voltage and electrical plugs as the USA. No adaptors or converters are necessary.
* Viva Vista (Paramount Bay) is about 6 miles from the airport and 1/3 mile from Romantic Zone
* Viva Vista located within Paramount Bay only has one way in/out through gated security.
* The condo has a direct phone to the security desk that will buzz you with deliveries or guests, or your need to hail a taxi (we suggest you tip security for services rendered $3 or 60 pesos only if they call your taxi). You can have Uber pick you up in the lobby via your phone app and call security to let them know the name/vehicle arriving so they will let them onto the property for seamless pick-up.

* Viva Vista has a locked iron gate allowing you to keep the front door open for ocean breezes while still being in a completely safe environment. The entire terrace has full floor-to-ceiling Mirage retractable screens along with a front door screened iron gate that can be left open for 24/7 ocean breezes.
* Inquire about free underground parking at Paramount Bay although a car is not needed as everything is within walking distance and most sights can be walked to.
* Walk-in, wheelchair-accessible showers and hair dryers. Walk-in closets and plenty of new LED lighting throughout the home.
