Best Areas to Rent in Puerto Vallarta: A Local Guide to Finding the Right Neighborhood
Where Should You Stay in Puerto Vallarta?
Choosing the right neighborhood can make a big difference in your Puerto Vallarta vacation or long-term stay.
Puerto Vallarta is much more than a resort town. From the lively streets of the Romantic Zone to the peaceful hills of Conchas Chinas, the elegant waterfront of Marina Vallarta, and the historic charm of Centro, each area offers a completely different experience.
If you’re looking for a Puerto Vallarta vacation rental, beachfront condo, luxury villa, or long-term rental, the best location depends on what matters most to you.
Do you want to walk to the beach and restaurants? Have spectacular ocean views? Be close to nightlife? Enjoy a quiet luxury villa? Stay near the airport? Or live like a local for a month or longer?
We’ve been helping guests find rentals in Puerto Vallarta for years, and this guide will help you decide which area is the best fit for you.
Quick Guide: Best Areas to Rent in Puerto Vallarta
Puerto Vallarta Area Best For Overall Feel
Romantic Zone First-time visitors, restaurants, nightlife, beach Vibrant, walkable, lively
Amapas Couples, ocean views, luxury, convenience Quiet, upscale, hillside
Conchas Chinas Privacy, luxury villas, spectacular views Peaceful, exclusive, tropical
South Shore / Mismaloya Villas, beaches, nature, seclusion Tropical, relaxed, scenic
Centro / El Centro Culture, history, Malecón, local atmosphere Historic, authentic, lively
5 de Diciembre Longer stays, local feel, value Residential, central, relaxed
Marina Vallarta Families, golf, boating, airport convenience Polished, peaceful, resort-like
Hotel Zone Families, beachfront resorts, amenities Convenient, modern, resort-oriented
Now let’s look at each area in more detail.
1. Romantic Zone – Best for Walkability, Restaurants & Nightlife
Zona Romántica
If you’re visiting Puerto Vallarta for the first time and want to be close to everything, the Romantic Zone is one of the best places to rent.
Also known as Zona Romántica or Old Town, this lively neighborhood sits just south of the Cuale River and includes some of the city’s most popular streets, restaurants, cafés, galleries, bars, and nightlife.
The area is also home to Los Muertos Beach, one of Puerto Vallarta’s most popular beaches.
One of the biggest advantages of renting in the Romantic Zone is that you can leave your car behind. Restaurants, shopping, the beach, nightlife, and many attractions are all within walking distance. Recent neighborhood guides consistently rank the area among the city’s best choices for walkability and dining.
The Romantic Zone is best for:
First-time visitors
Couples
Food lovers
Nightlife
Beach lovers
Travelers who don’t want to rent a car
Longer stays where walkability matters
Visitors who want to be in the center of the action
What to know
The Romantic Zone is lively. During high season, the streets can become busy, and some areas can be noisy at night. If you prefer peace and quiet, consider moving a few blocks uphill into Amapas or farther south toward Conchas Chinas.
Look for rentals in:
Olas Altas • Pilitas • Los Muertos • Basilio Badillo • Emiliano Zapata
2. Amapas – Best for Ocean Views & Easy Access to Town
Amapas Beach
Amapas is one of our favorite areas for travelers who want the best of both worlds: spectacular ocean views and easy access to the Romantic Zone.
Located just south of Los Muertos Beach, Amapas climbs into the hillside and offers beautiful views over Banderas Bay. Many condos and villas have large terraces overlooking the Pacific Ocean.
You can enjoy a peaceful morning on your balcony and then walk down to the Romantic Zone for dinner, drinks, shopping, or a day at the beach.
The tradeoff is that Amapas is hilly. Some properties require walking up steep streets or stairs, so location within the neighborhood matters.
Amapas is best for:
Couples
Romantic getaways
Ocean-view condos
Luxury rentals
Longer stays
Travelers who want quiet evenings but easy access to town
People who value a spectacular terrace and view
Why choose Amapas?
Views + privacy + proximity to the Romantic Zone.
That combination makes Amapas particularly attractive for couples and travelers looking for an upscale Puerto Vallarta rental without being far from restaurants and nightlife.
3. Conchas Chinas – Best for Luxury, Privacy & Spectacular Views
If your idea of a Puerto Vallarta vacation involves a private luxury villa overlooking the Pacific Ocean, Conchas Chinas should be at the top of your list.
Located south of the Romantic Zone, Conchas Chinas is known for beautiful hillside properties, dramatic ocean views, lush tropical surroundings, and a quieter atmosphere.
This is where you’ll find some of Puerto Vallarta’s most impressive private villas and luxury vacation rentals.
Many properties feature:
Private pools
Large terraces
Ocean views
Outdoor living areas
Multiple bedrooms
Private chefs and staff
Direct or nearby beach access
The tradeoff is convenience. Conchas Chinas is much hillier and less walkable than the Romantic Zone. Depending on your exact location, a taxi or car may be the easiest way to get around. Current neighborhood guides consistently describe the area as a strong choice for privacy and luxury, but less convenient for travelers who want to walk everywhere.
Conchas Chinas is best for:
Luxury travelers
Honeymoons
Anniversaries
Families and groups
Private villa vacations
Travelers who prioritize views and privacy
Guests who don’t mind taxis or driving
If you want a Puerto Vallarta luxury villa with an incredible ocean view, this is one of the first areas we recommend exploring.
4. South Shore & Mismaloya – Best for Nature, Beaches & Seclusion
Continue south beyond Conchas Chinas and Puerto Vallarta becomes increasingly tropical and secluded.
The South Shore stretches along the Pacific coast toward Mismaloya and beyond. Here you’ll find dramatic mountains, jungle-covered hillsides, secluded beaches, luxury villas, and spectacular ocean views.
Mismaloya is particularly famous for its connection to The Night of the Iguana, the 1964 film that helped introduce Puerto Vallarta to an international audience.
This area is ideal if you want to escape the crowds and enjoy a more relaxed vacation surrounded by nature.
South Shore and Mismaloya are best for:
Luxury villas
Families and groups
Honeymoons
Nature lovers
Beach lovers
Private pool rentals
Travelers looking for a quieter vacation
Guests who don’t mind being farther from downtown
One important consideration
The farther south you go, the more important transportation becomes.
If your goal is to spend most of your vacation at your villa, by the pool, on the beach, and enjoying the views, this can be an incredible choice.
If you want to walk to restaurants every night, the Romantic Zone or Amapas may be a better fit.
5. Centro – Best for History, Culture & the Malecón
Puerto Vallarta’s historic Centro is where the city’s traditional character and modern tourism come together.
This is the area around the famous Malecón, where you’ll find public art, sculptures, restaurants, shops, galleries, street performers, and beautiful sunset walks along the ocean.
Centro is a great choice if you want to experience Puerto Vallarta’s historic downtown while remaining close to the waterfront.
Centro is best for:
First-time visitors
Culture and history
Art lovers
Restaurants
Shopping
Walking the Malecón
Travelers who want a central location
It also offers a nice middle ground between the energy of the Romantic Zone and the more residential neighborhoods farther north.
6. 5 de Diciembre – Best for a More Local Feel
Just north of Centro is 5 de Diciembre, a residential neighborhood that gives visitors a chance to experience a more local side of Puerto Vallarta while remaining close to downtown.
You’ll find a mixture of traditional homes, condos, restaurants, local businesses, and newer developments.
It’s particularly attractive for long-term renters and repeat visitors who don’t necessarily need to be directly in the center of the tourist activity.
5 de Diciembre is best for:
Long-term rentals
Monthly rentals
Repeat visitors
Travelers looking for a local atmosphere
People who want to stay close to downtown
Visitors looking for alternatives to the busiest tourist areas
7. Marina Vallarta – Best for Families, Golf & Airport Convenience
Marina Vallarta
On the northern side of Puerto Vallarta, Marina Vallarta offers a completely different atmosphere.
Built around a beautiful yacht marina, this planned neighborhood features a waterfront promenade, restaurants, shops, golf, luxury condominiums, and resorts.
It is also conveniently located near Puerto Vallarta International Airport, making it particularly attractive for travelers with early flights or those who don’t want a long transfer after arriving.
The marina’s waterfront promenade is ideal for walking and enjoying the boats and restaurants.
Marina Vallarta is best for:
Families
Golfers
Boaters
Longer stays
Travelers who prefer a quieter environment
Visitors who want modern condominium amenities
Travelers who want to be close to the airport
Marina Vallarta is generally flatter and easier to navigate than the hillside neighborhoods south of downtown.
8. Hotel Zone – Best for Resorts, Families & Beachfront Amenities
The Hotel Zone stretches along the beachfront north of downtown and is home to many of Puerto Vallarta’s larger hotels and condominium developments.
This area is a good choice if your priority is having:
A large swimming pool
Beach access
Resort-style amenities
Restaurants nearby
Shopping
Family-friendly facilities
Easy transportation
It’s less focused on the historic Puerto Vallarta experience than Centro or the Romantic Zone, but it can be an excellent choice for families and travelers who want convenience and resort amenities.
So, Which Area Is Best for You?
There isn’t one “best” area of Puerto Vallarta. The best neighborhood depends on the kind of vacation or lifestyle you’re looking for.
